Measurement & Plans

How to measure correctly, read drawings and plan a project from idea to tender.

1. Measuring a site

Accurate measurements prevent expensive mistakes.

  • Use a steel tape or laser meter; measure twice and record both readings.
  • Measure long distances in straight segments and keep the tape level and taut.
  • Square a corner with the 3-4-5 rule: 3 m and 4 m along the sides should give a 5 m diagonal.
  • Check a rectangle is square by comparing both diagonals.
  • Use a level or water level to transfer heights; mark a permanent benchmark.

2. Reading drawings

Learn the drawing set before you start.

  • Plan: top-down view showing rooms, walls, doors and windows.
  • Elevation: outside views showing heights and finishes.
  • Section: a vertical cut showing levels, slab thickness and stairs.
  • Details: enlarged drawings for joints, reinforcement and fixtures.
  • Always read the scale (for example 1:100 means 1 mm on paper is 100 mm in reality) and the notes.

3. Quantity take-off

Convert drawings into measurable work items.

  • List items in construction order: earthwork, foundation, RCC, masonry, plaster, floors, finishes.
  • Measure each item using standard formulas and units (m, m², m³, kg, nos).
  • Deduct openings such as doors and windows from walls and plaster.
  • Add wastage: bricks 5%, tiles 10%, concrete 3 to 5%, steel 3 to 5%.
  • Enter the result in a BOQ and apply rates.

4. Planning a project

A clear sequence keeps cost and time under control.

  • Brief and budget: define needs and money available.
  • Concept design: rough layout and massing.
  • Detailed design: structure, MEP and finishes.
  • Approvals: submit to the local authority.
  • Tender and BOQ: invite quotations and sign contracts.
  • Construction programme: schedule with milestones and inspections.

5. Pre-construction checklist

Confirm these before work starts.

  • Approved drawings and permits are available on site.
  • Boundary and setbacks are marked and verified.
  • Soil condition is known; foundation design matches it.
  • Material suppliers and lead times are confirmed.
  • Safety plan and site storage are ready.
